In theory they would find a similar home that sold as close to January 1 as possible to determine what your market value as of January 1 was. When you protest, you always want to request the evidence that the assessor is using. I have seen the entirely different property types. When you protest you can show them what they are using is incorrect and why the information that you have is more accurate.
