Urban Homestead Property Tour | Private Trails, Fruit Trees, Exploration! Southwest Austin Land Sale

Yes, a homestead/ family compound/ urban farm/ is finally here and ready for your buyers! Almost 3 acres, just outside the city limits. No deed restrictions, no city restrictions, no city taxes, no HOA. The main home was originally built as a 3/2, but the garage was converted to a huge laundry room plus two additional bedrooms, one has door to the outside, which would be great for an office or private entrance for guests- so currently the main home is 5 bedrooms, 2 bathrooms, plus an enormous sunroom and primary closet addition, increasing the sqfootage even more. The ADU is a 2 story, built recently. The first floor entrace is into the living room and kitchen, then upstairs you have 2 bedrooms and a full bath. One of the bedrooms has adorable built in custom bunk beds! Also on the main floor of the ADU is an additional office room, with a private entrance and half bath. (The total bed/bath count in the ADU is 3/1.5) In addition, there is a secondary entraNce to the property on Claxton Rd- it has a gate and leads to an RV parking spot complete with a full breaker panel and power for a tiny house or camper. When campers have been there before, water was run via hose from the main house to the RV spot. The ADU is currently rented to a long term tenant for $1500/month. The tenant would love to stay but isn't in a lease. Here is a list of additional improvements on the home and property: In 2019 the entire HVAC was replaced with a Trane system, inside and out. The metal duct work was retained but it has multiple full particulate deep cleanings. At the same time, a full house dehumidifier was installed, with its own thermostat style control panel. The HVAC and water heater both have leak detection systems with auto shut off programming. A 4 stage water filtration system was installed that removes all water particulates including chlorine and chloramine. The filters require annual replacement. The 2019 water heater is high efficiency and blows cool air as it heats water, so leaving the closet door open will cool the laundry room. Electrical panel was replaced in 2019 with all new electrical work in the home. An additional panel was installed to run the second home and exterior power. There is a lifetime warranty on the windows which were installed in 2012. The guest bathroom, primary shower, all sinks and the dishwasher have all new plumbing from 2019. The owner spent his career designing luxury green grocery stores, and the home renovations were all done to LEED silver to gold standards. All doors are new, low VOC, solid. All paint is low VOC green rated. All sheetrock was replaced in 2019 and is mold resistant Georgia Pacific industrial grade with no paper backing, low VOC. Custom cabinetry was installed in 2019 in the kitchen, bathrooms and closets. The bathroom floors are Marmoleum- a natural flooring renowned for durability, sustainability, high quality and innovative design. The rest of the home's floors are polished concrete, professionally polished with natural texture adding to it's beauty. .... and MORE!: 2 person infared sauna in the sunroom- 2017 Clearlight with new heaters Dogproof screens in the sunroom windows All appliances included including stainless refrigerators in the kitchen, laundry room and ADU Quartz counters in the bathrooms and Silestone in the kitchen Full home gutters (they did fill a rain water collection system, and can be re-routed back to it) French drain on the side of the main home and around the ADU Stainless appliances in the kitchen (double ovens, cooktop stove, vent hood are all 2019 replaced) That doesn't even touch on the land!!! 1000 gallons of rainwater collection Mustang grapes throughout the property. Fruit trees are throughout the property, they took some hits during the storms but still bear fruit! Goat pen with a shelter and a separate milking pen Chicken coop with fenced chicken area Large playhouse with rock climbing, two slides and an official Barbara Butler playhouse. There are TWO natural cisterns that lead directly to the Edwards Aquifer. The septic system is entirely new as of 2018/2019. All this PLUS A 20X40 STORAGE BARN!!! Soon, a bridge will be built so that you can walk directly to the Waldorf School!! During its prime, there was an herb garden, orchard, chickens and goats, and multiple trails throughout the property. The owners haven't had the time to maintain the homestead, but it is ready for a new owner to come and live out their dreams of homesteading, 10 minutes to the city. 👉 Book a Private 1 on 1 Call with ME to learn more: https://ift.tt/4FOflAi ✅ Stay Connected With Me. 👉 Website: https://ift.tt/OwT1CKh 👉 Instagram: https://ift.tt/L0juTV3 👉 Facebook: https://ift.tt/W3dt0Qe 👉 LinkedIn: https://ift.tt/cIZpHsO 👉 TikTok: https://ift.tt/dePpEwc

2 Week Home Transformation- How to Get Multiple Offers!

Selling your home in “as-is” condition is a guaranteed way to get way less for your home than it’s potentially worth. With a few minor, inexpensive updates, the sparkle can be brought back to any home to increase its value. It’s very true that buyers don’t have an imagination when it comes to home shopping – while a seller may think “oh these are easy fixes, Everyone knows we can have the carpets cleaned,” buyers only think “this has dirty carpet, I don’t want it. “ By taking care of the things before you list your home that you know a buyer will look at, it removes a lot of the hesitancy so feel free to go ahead and make an offer. In this short video, I show you a handful of inexpensive updates that we made to this home in North Austin that got us multiple offers in less than three weeks. #howtosellyourhome #howtosellmyhome #sellmyhome #sellmyhouse #sellmyhomefast #sellmyhomeformore #multipleoffers #getmultipleoffershomesale #homesalemultipleoffers #housesalemultipleoffers #livinginaustin

Tax protest how-to

Message me: PROTEST For a DIY how -to Part 2 Protest deadline is today! By protesting your tax valuation, you are protesting the appraised value that the tax assessor has decided that your home is worth. In theory they would find a similar home that sold as close to January 1 as possible to determine what your market value as of January 1 was. When you protest, you always want to request the evidence that the assessor is using. I have seen the entirely different property types. When you protest you can show them what they are using is incorrect and why the information that you have is more accurate. Comment “Protest” for a step by step how to DIY. #taxprotest #propertytaxprotest #propertytaxes #texaspropertytaxes #traviscountytaxes #traviscountytaxprotest #howtotaxprotest #howtoprotesttaxes
