4 Things Nobody Tells You when Buying a Home 1. Buy in a great school district even if you don’t have kids. It’ll make selling down the road much easier! Local schools might not matter to you now (or ever) but there are lots of people do have kids. When you go to sell your home, you want the most eyes on it as possible, with the most amount of potential buyers interested. Positioning yourself for your future sale will make your life and wallet that much happier in the future. 2. You can ask the sellers for items like furniture, art, appliances or anything else special that fits perfectly in the home. You can even ask the sellers to leave their home fully furnished! Sometime there are heirlooms the a seller isn’t willing to part with, but sometimes special art pieces or rugs that are perfect for the room won’t work in the seller’s new home anyway, so they might be happy to sell them to you! 3. Consider having a contractor walk through after your inspection to give you a quote on repairs. Often times, inspectors can make mountains out of molehills and I’ve seen more than one purchase fall through over a $1000 repair that the inspector made out to be a bank breaking issue. Getting a real quote is a good idea, so that you know what are real issues with the home and what is just general maintenance. 4. You don’t have to buy at the top of your budget. Leave room for repairs, renovations and the unexpected. If you totally max out your monthly payment, you might not have the money left over to swap those floors or paint the cabinets down the road.
